The first sods have been turned on the development of a four-storey 51 apartment social housing complex in Warragul.
Earthmoving equipment was on the Mason St site last week preparing the site ahead of an expected start on the building's construction in the first few months of next year.
Developer Housing Choices Australia told The Gazette if "everything goes to plan" with the building and construction program it expected residents would start moving in by mid-2026.
The project is being undertaken by Housing Choices in partnership with the Victorian government.
It will provide a mix of one, two and three bedroom apartments and on-site parking for 38 cars and 56 bicycles.
Also included are a basement, office and multi-purpose space area on the first floor.
HCA spokesperson Mary Clark said feedback from community consultation in May last year, including with nearby businesses and Baw Baw Shire, resulted in some changes to the draft design.
A further "not particularly substantive" alteration had been made in recent months to a wall on the south side of the development following representations by a business owner.
Native plants and an edible garden are included in the landscape design and open spaces will have shared gardens, break-out spaces, open-air stairs and a bicycle workshop are areas designed to encourage community engagement.
Ms Clark said apartments allocations would begin several months before the building was ready to occupy, most likely in early 2026.
Interested people need to make an application to the Victorian Housing Register.
Ms Clark said there had been extensive consultation with council about waste management. Consolidated (bulk) bins would be stored in the complex's basement service area and managed by a private contractor rather than each unit having its own bins.
Disposal and collection will be in line with the shire's requirement of four waste streams.
HCA said community housing usually involves some degree of rental subsidy but is available to eligible people from all walks of life including singles, couples, young families, older women, new arrivals to Victoria and people with a disability.
Some initial local concerns about the Mason St location related to it being within in Warragul's central business area and impacts on traffic movements and car parking in Mason St.
However, HCA told consultation sessions the site was chosen for its convenient location in the heart of Warragul and being close to the railway station and a range of businesses and services.
Speaking during an online forum last year HCA's general manager of operations Melissa Palframan said at that time there were 1000 people in Warragul in need of housing due to homelessness or living in crowded or unaffordable housing.
